Phase 1 - New Facilities Project Update 03/17/23
We continue to make progress since the 3/4/23 update. This past weekend our two trustees, Don Schleper and Greg Schoen facilities updates following each Mass. Design: We are now in phase 2, Design Development, of a 3-phase design process. We are now finalizing form, fit and function of the design. We will be wrapping up design development this month. Phase 3 is construction documentation phase. A lot of people call this “Blueprint Phase”. Documents are completed that are used for bidding and construction. As part of design development, we are also working kitchen design, interior and exterior materials and finishes, audio/visual needs, and furnishings and window coverings.
Schedule: There have been no changes in schedule or timeline since the last email. Here are the major milestone target dates:
March 2023 Design Development (D.D.) Set
May 2023 Order Pre-Engineered Metal Building (Long Lead Item)
June 2023 Construction Document (C.D.) Set
July 2023 Break Ground
June 2024 Take Occupancy
Costs: Phase 1 construction costs are estimated to be $6.7M to $6.8M. We will have firm pricing by the end of June 2023. The Christ Our Light team presented our Phase 1 Project Financing Plan to the Diocesan Finance Committee on March 7. Our plan was unanimously approved by the committee. Our plan relies on 5 key inputs from the parish:
1. Continued Parishioner support of the existing Ignite Faith Campaign.
2. Parishioner support for a 3 year debt reduction campaign following Ignite Faith (estimated May 2025).
3. $500k gift from Christ Our Light savings currently invested in The Diocesan Savings and Loan Pool.
4. Sale of North
5. Christ Our Light Mortgage, 10 years at 4%, for $1.7M taken with The Diocesan Savings and Loan
The Diocesan Finance committee approval was the first of three approvals required to move forward. The other two are approval from the Diocesan Building Commission as well as The Christ Our Light Corporate Board. We need approval of all three by May of 2023 to stay on schedule.
